Promenade

Multiple issues have been reported at locations associated with the name “The Promenade” in Marina del Rey, including significant structural problems in condo towers and poor management and service at apartments and retail businesses. 

The residential buildings at the Promenade at Marina City Club have faced the most serious and long-running issues. 

  • Structural decay: A 2021 engineering report detailed an extensive list of needed repairs, including patching roof leaks, fixing windows, and replacing water pipes, with an estimated cost of up to $140 million. A follow-up study in 2022 confirmed the need for repairs, though it deemed the buildings structurally sound.
  • Property damage: Leaking pipes have caused flooding which creates mold in multiple units. Residents have also reported water pooling on roofs and in parking garages.
  • As a matter of fact recently one of our Members has slipped causing severe damage to his shoulder.
  • Inadequate maintenance and security: Some tenants have complained about animal waste on the grounds and unresponsive management when issues are reported. Other residents have also reported that security personnel use the amenities as their own and allow friends to access them.
  • Safety concerns: In July 2024, a string of suspicious fires raised safety concerns among residents. The fires were being investigated as arson. 

Waterside at Marina del Rey shopping center

The Waterside shopping center, located nearby, has had issues including several recent business closures. 

  • Retail closures: The California Pizza Kitchen and a Shake Shack at the center both closed permanently in mid-2025, with a former employee stating that the landlord did not renew their lease.
  • Staffing and service problems: Prior to closing, the California Pizza Kitchen location received numerous complaints on Yelp about poor service and cold food. The 24-hour CVS pharmacy in the same center has been widely criticized for long pharmacy wait times, understaffing, and rude service. 

Other related issues

  • General climate concerns: On a Reddit thread, a user who lived in the area for years pointed out that the constant moisture near the marina can lead to issues with mold in older buildings, especially those with carpeting.
