DEAR MCC AND PROMENADE RESIDENTS:
The death trap has been present since the buildings were constructed in 1970. When ESSEX took over in 2004, L.A. County warned that MCC and Promenade had unresolved construction issues.(see B&H 2204 Meeting minutes.)
In the 1994 Bankruptcy documentation, Jeremy stated that the HOA would not pursue him for construction defects, only mentioning missing electrical covers as a problem.
Today, 2025, L.A. County, Jeremy Snyder, and ESSEX have not addressed or updated the buildings. Yet, ESSEX quickly charged C.O.A. $1.75 million for a minor EQ fix on a wall under the swimming pool, which continues to leak.
They completed that small task, but the necessary EQ work for the entire building remains incomplete. The safety of older residents appears to be overlooked. If an investigation into MCC is conducted, there will likely be evidence of unreported injuries or fatalities.
