Hello, someone sent this email but wanted to remain anonymous.

DEAR MCC AND PROMENADE RESIDENTS:

The death trap has been present since the buildings were constructed in 1970. When ESSEX took over in 2004, L.A. County warned that MCC and Promenade had unresolved construction issues. ( B&H 2204 Meeting minutes. )

In the 1994 Bankruptcy documentation, Jeremy stated that the HOA would not pursue him for construction defects, only mentioning missing electrical covers as a problem.

Today, 2025, L.A. County, Jeremy Snyder, and ESSEX have not addressed or updated the buildings. Yet, ESSEX quickly charged C.O.A. $1.75 million for a minor EQ fix on a wall under the swimming pool, which continues to leak. (*)

They completed that small task, but the necessary EQ work for the entire building remains incomplete. The safety of older residents appears to be overlooked. If an investigation into MCC is conducted, there will likely be evidence of unreported injuries or fatalities.

(*) The statement describes an ongoing issue with property management or ownership involving ESSEX (likely Essex Property Trust, a major California-based real estate investment trust specializing in multifamily apartments), a person named Jeremy Snyder, L.A. County, and a building or complex where earthquake-related (“EQ”) repairs have been handled inconsistently or problematically. From available information:

  • Essex Property Trust is a large apartment owner/operator in California, including Los Angeles County areas. They manage numerous properties and would handle maintenance, repairs, and compliance with local building codes, including seismic standards.
  • No direct public records or news link a specific “Jeremy Snyder” to Essex Property Trust in a leadership, management, or controversy role related to L.A. County properties. Searches for connections (including executive teams, complaints, or lawsuits) yield no matches. Jeremy Snyder appears in unrelated contexts (e.g., other professions or locations), so this may refer to a property manager, resident, contractor, or involved party not prominently featured in public sources.
  • On the specific claim: No public reports, news articles, or records confirm Essex charging C.O.A. (possibly an acronym for an entity like “City of Angels,” a homeowners’ association, condominium owners’ association, or similar resident group) $1.75 million for a “minor EQ fix” on a wall under a swimming pool that continues to leak. This sounds like a specific tenant/resident/HOA dispute over billing, repair quality, or ongoing water intrusion issues at an Essex-managed property.
  • Broader context on seismic issues in L.A. County: California (including L.A.) has strict earthquake retrofit requirements, especially for older buildings, soft-story structures, and elements like pools or parking structures that could pose risks. Programs like the Earthquake Brace + Bolt and Earthquake Soft-Story grants exist in 2025–2026 to subsidize retrofits, but large property owners like Essex would typically handle compliance internally or via contractors. Delays or incomplete updates on buildings could stem from permitting, costs, inspections, or prioritization—common complaints in multifamily housing.

If this relates to an Essex property in L.A. County with persistent leaks or seismic concerns:

  • Persistent leaks under a pool wall could indicate structural/waterproofing failures, potentially tied to seismic vulnerabilities if not properly addressed post-retrofit.
  • “Not addressed or updated” suggests possible non-compliance with county mandates or resident expectations for broader building improvements.

This appears to be a localized complaint (possibly from a resident, HOA board member, or harmed, affected and involved parties).

If you have more details—such as the property name/address, what “C.O.A.” stands for, or a link to related documents/posts—we can help investigate further or clarify. Otherwise, for resolution, affected parties might contact L.A. County Building & Safety for code enforcement checks, or pursue via tenant/HOA channels, legal action, or public records requests. Essex’s investor/resident relations could also be a direct contact point for such issues.
