EMAIL REGARDING THE STATUS OF THE OSHA PH’S WINDOW CLEANING

THE CONFUSION OF WHO OWNS MCC BUILDINGSHOW LONG THIS OUTSTANDING VIOLATION HAS BEEN IN EXISTENCE?HOW MAINTENANCE FEES ARE NOT TO BE USED FORIMPROVEMENTS TO THE BUILDINGS WE DO NOT OWN.

Dear MCC Member :

We are glad we have your attention regardingONE ITEM of the thousand items, we report for the Association’s (C.O.A.) benefit.To clarify one of the many points for you:

We do not complain; We cite facts and violations backed up by documentation.  Due to the no business acumen and inexperienced Boards, including the present Board, these are some of the causes of our costly incidents. Or it might be that Boards are serving the pilferer.?

The PH’s windows do not get washed. That isn’t very pleasant.The Tower’s windows do not get washed. That isn’t very pleasant. 

OSHA cited ESSEX MCC LP on JULY 13, 2017.

“Here an Excerpt of the procedures for OSHA compliance Letter.” “The windows were cleaned illegally for many years in the past. There was the issue of the illegal activity.”MCC President mentioned this Violation includes the painting of the buildings? INACCURATE.It is only for the correct installation of the ANCHORS to clean the 12 PH windows.

NOTHING TO DO WITH PAINTING THE BUILDINGS.WOULD THE INTENTION BE TO CLASSIFY THIS EXPENSIVE ACTION AS MAINTENANCE TO OBLIGATEC.O.A. TO PAY THE 86%? = $476,000 ? ESSEX TO PAY ONLY $77,000 ? 

MCC C.O.A. owners kept paying Maintenance dues of approximately $13Million each year, of which $7,000 Million plus plus are budgeted for Maintenance Fees ONLY. 

ESSEX OWNS THE BUILDINGS, NOT C.O.A. (Repairs are spent on the Aesthetics and improvements to ESSEX’s Buildings.)C.O.A. (MCC members) ONLY OWN “A POSSESSORY INTEREST.” ESSEX’s Financial interest has increased MCC value due to C.O.A. PAYING 86% of all costs to ESSEX. 

Dear MCC Member:

Your position is of someone who does not know:C.O.A. VS ESSEX’s obligationsand how it affects C.O.A. Financial present situation. 

One thing stands, the language you use to express yourself to make a point; is not that of a gentleman.So please, we invite you to learn your Government Documents, MCC CC&R, MCC Bylaws, the David Stirling Act, N.P.O., Civil Codes, Corp Codes, etc.

We had some P.H. owners who hired an Expert windowcleaner who did it perfectly.
